A water heater gives notice before it gives up.

It rarely dies all at once. First it takes longer, then the water comes out lukewarm, then there is a puddle under the tank.

Renting it out: your tenant calls him directly, pays by card, and you do not drive over.

Inland Empire and Orange County

A heater that has started taking its time, or that is leaving a puddle, is giving notice. Sometimes it is the thermostat or the pilot and it gets repaired; sometimes the tank has rusted through from the inside and what follows is a replacement. He does both.

What decides which one is the age of the unit and where the water is coming from. Have three things ready when you call: gas or electric, how many gallons, and whether it sits in the garage or outside. That is what decides what goes on the truck.

And not every heater is an emergency. One that has some years on it can be swapped on a day you pick, with hot water all week, instead of on a Saturday at six in the morning with a flooded garage. It costs less and it goes smoother.

Cold water in the middle of the morning?

Call him and say what heater you have and how long it has been doing it.
